If you're really doing business ...then you make out a lease with all the rules and stipulations .... no animals ... no guests for more than three days without permission...no parties ... no smoking... Apartment inspection last Friday of each month ... etc. When the tenant violated then you can always pull the lease and show him what he agreed to before renting.
